Phoenix Property Management: Working with Job-Transfer Tenants

 

 

 

Prospective tenants moving into the valley as the result of a job transfer present a unique challenge and opportunity to Phoenix property management specialists. These tenants, arriving from out of state or abroad with little knowledge of the area, require special care and handling to find the particular rental property they need within the time constraints their new job demands.

 

Phoenix area property managers recognize that these tenants may need extra help setting up utility accounts, or even just becoming acquainted with the locations of grocery stores, gas stations, parks, schools, restaurants, banks, and other commonly used venues. It's a good idea to offer this type of assistance after the move-in date as there is usually no opportunity to go over the lease or anything else until the tenant actually arrives.

 

For job-transfer tenants, the entire leasing process must conform to a specific time frame. They have to report to work on a given date and need to be settled and have their lives in order in advance of that. In other words, there's no room for delays or postponements of the lease start date.

 

Because the time frame may be rushed, and the prospective lessee is not from the area, a property manager may not be able to assess the tenant's credit-worthiness through the usual channels, particularly in the case of a foreign transferee. In this case, it's best to turn to the transferee's employer for confirmation of his contract, salary, and work history.
