Move-In Costs

  • $35 Application Fee (non-refundable) per person over the age of 18 
  • $20 Screening Fee (non-refundable) for first pet, and $15 Screening Fee for each additional pet. No Screening Fee for assistance animals in accordance with Fair Housing Act.
  • Security Deposit (refundable)
  • First month's rent. Rent will be prorated if move in is not on 1st day of month
  • Any applicable City Sales Tax
  • One Time $200 Administrative Fee (non-refundable)  

Pets and Assistance Animals (Service Animals, Emotional Support Animals)

  • All applicants with animals, whether a pet or assistance animal, must have the animal screened. To start the animal screening process, you may go to and create a profile for each animal that will be residing in the property.
  • Please check the listing for the specific property to see whether pets are allowed and any restrictions on type, size or number.
  • If pet is approved there may be an additional Pet Fee or Pet Deposit
  • If pet is approved then pet liability insurance may be required, with PropertyAZ added to policy as additional insured
  • No vicious dog breeds allowed

Application Process

  • Each occupant that is 18 years of age or older must completely fill out a PropertyAZ Rental Application. Please click on the button Tenant Application to fill out an online application and pay the application fee. Application will not be processed until the application fee has been paid.
  • All application fees must be paid when submitting an application.
  • A non-refundable earnest deposit must be paid to hold any property until lease start date. The earnest deposit becomes part of the security deposit upon move in. The first month's rent, any city sales tax, administrative fee, balance of the security deposit, and any other fees or deposits must be paid in certified funds (cashiers check or money order) prior to move-in.

ID Verification
All applicants must present a government issued photo ID or current Driver's License prior to move in.

Rental History
Verification of positive rental history from current and previous landlord.


  • Combined gross monthly income of all tenants must be at least three (3) times the monthly rent. Submit a copy of most current paystubs, as well as any proof of any court ordered spousal or child support, Social Security benefits, GI benefits, pensions, disability income, trust income, dividend income, or other sources of regular income.
  • If self-employed, please submit two (2) years of filed tax returns. Income received annually will be averaged over 12 months.

Credit Check
Any bankruptcy must be fully discharged, and applicant should have no current negative credit.

Eviction History
Applicant should not have any evictions within the past 5 years.

Criminal Background
Applicants that are registered sex offenders will be denied. Applicants must not have any felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism or that involve the manufacture or distribution of drugs in any manner. Any other felony convictions must be more than 5 years old. Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old. We also require that the successful completion of any felony sentence must have occurred at least 2 years ago, and no new criminal activity for at least 2 years before this application. No applicant with any outstanding warrants or crime that is awaiting trial will be accepted.

 If the applicant would like management to review additional information regarding the felony conviction or a current arrest or warrant as part of their rental application, the applicant is permitted to submit that information to management with their application and management will review that information on a case by case basis.
